What excites you most about Boca Raton real estate?
Boca Raton holds a special place in my heart as it's my hometown. I have an intimate familiarity with the city, its areas, and rich history, which allows me to navigate the real estate landscape like a local.
How has the market shifted in recent years?
The secret is out and the allure of Boca Raton's elevated lifestyle has mass appeal. The area has always been a hub for suburban living, but now it's getting even more attention because of our quality of life. There has been a large migration that has stimulated tremendous growth for the area and the demand for real estate.
What do you think is drawing buyers to the area?
Boca has something for everyone and appeals to different demographics. In addition to a prime location between Fort Lauderdale and West Palm Beach, local families are drawn to the outstanding schools, vibrant communities, and the family-friendly atmosphere. Snowbirds are attracted to the bustling downtown scene, excellent shopping options, world-class country clubs, and of course, our beautiful beaches.
Any new projects that you are most excited about?
Alina Residences is a stand out and has transformed the downtown landscape with its modern architecture and curb appeal. The project has motivated a lot of homeowners to downsize and transition from the suburban lifestyle to urban living. The building has also resonated with out-of-state buyers, making them feel at home with a walkable lifestyle offering access to the city's restaurants and amenities.
The development of Restaurant Row near the Town Center Mall is another exciting project for residents in central and west Boca, bringing in fresh dining options beyond the downtown area.
What is the biggest challenge right now for people looking to relocate to Boca Raton?
Tight inventory remains a challenge in the current market, it’s crucial for buyers to get granular about their needs. For families, it’s the school districts if they’re looking for certain public schools. Private schools have also become increasingly competitive. For the Country Club buyers, it’s really about inventory and if buyers are willing to take on a renovation or new build project. Many of the historic communities have limited new construction, making renovation discussions a significant part of the process.
What are luxury buyers looking for in a residence?
The newer the better. For the single-family home buyers, they want primary suites to be on the first floor and, if on the second, an elevator becomes an essential feature. En-suite bathrooms for all the rooms is key, and bonus spaces like media rooms and club rooms are increasingly popular now for entertainment. Covered lanais for outdoor entertainment is a huge plus. Location also remains paramount, whether it's proximity to water and inlet access for boaters or convenient clubhouse access for those in gated communities.
What do you envision for the future of Boca Raton?
Boca Raton will continue its upward trajectory. More and more people are drawn to the area, and developers are investing heavily in new projects, spec homes, and retail spaces. I see Boca Raton solidifying its position as a top choice for luxury suburban living.
