Monad Terrace - Reflections of Luxury Living

The Jean Nouvel-Designed Building in Miami Beach Brings Together Water and Natural Elements for the

Ultimate Residential Retreat

Rising above the bay and inspired by water and light, Monad Terrace is making its mark as Miami Beach’s newest icon. Designed by Pritzker-Prize winning architect Jean Nouvel in collaboration with Kobi Karp, the structure is redefining the skyline and inspiring development of the future.

“The building serves as an architecturally significant beacon for thoughtful, innovative, resilient development,” said the project's developer Michael Stern, Founder and CEO of JDS Development Group. “The craftsmanship and attention to detail that was poured into every aspect of Monad Terrace is astounding, from the lagoon and reflecting saw-tooth exterior to the impeccable finishes that blend indoor and outdoor living with incredible vertical gardens—there is nothing else like it in the region.”

Comprised of 59 exquisite bayfront residences enveloping a glittering lagoon that brilliantly reflects light throughout the structure's custom honeycomb glass façade—Monad Terrace blends light and water, glass and steel—into what Jean Nouvel calls “the reflection machine.” The groundbreaking design artfully directs the play of daylight and water throughout the project. Individual reflecting pools bounce dappled light deep into each living space, while the central lagoon and adjacent swimming pool create a sense of continuity with the bay.

Ranging from two- to five-bedrooms spanning 1,453 to 5,350 square feet of interior space, each light-filled residence is carefully oriented to enhance uninterrupted views of Biscayne Bay, Downtown Miami and South Beach. Expansive terraces sheltered by lush climbing gardens and framed by retractable floor to ceiling windows seamlessly blend the indoor to outdoor experience.

A believer in designing the whole space for stylistic continuity, Nouvel’s work doesn’t stop at the walls, he designs each residence and everything inside them with meticulous attention to the residents’ experience. At Monad Terrace, this includes custom kitchens, bathrooms, and living spaces. The result is a strikingly seamless and beautifully livable blend of white marble, light hardwood flooring, and brushed bronze accents.

Owners at Monad Terrace have access to superior features including private elevator access, in-house concierge, a sun deck with a 116-foot swimming pool and hot tub overlooking Biscayne Bay, valet parking, a café and juice bar, a wellness center, private dock, and a bicycle and water sports storage room. The project’s four penthouse residences include private pools on roof decks.

“Innovation is at the forefront of our business model,” says Stern. “We are continuously looking for ways to raise the bar and create environments that enhance the lifestyles and surpass the needs of our residents.”

As the first structure in Miami Beach to be constructed above West Avenue’s new height, Monad Terrace is elevated 11.5 feet and incorporates impressive climate resilience features that establish a new standard of excellence for the city – offering intelligent design and exceeding new building codes.

“At JDS, we are building projects that ultimately shape cities, so we are constantly challenging the status quo and thinking about how we can build responsibly to create a positive impact for generations to come,” said Stern. “We are builders first, and great buildings are far more than the glamour of the façade and amenities available to residents. Inspired architecture and high-quality construction shape how we live in our communities and address the challenges of our time.”
